- This unit is currently occupied, the tenant has given notice and will be moving out on August 31, 2018.

- When Can I view the unit? 
Once the tenant has moved out...  Depending on the units condition.   Once we receive keys we will begin the process of having the unit Cleaned & Repainted.   The pictures in this ad  are a few years old but, aside from normal Wear & tear the unit looks the same.  Please look over the pictures & Floor plan to get an idea of what the unit looks like.

- First & Foremost 
We ask that you be HONEST with us, We are family owned and have work very hard to get where we are today.  Having said that our family has gone through similar ups and downs just like yours.  Don't let anything that's happened in your past keep you from giving us a call and finding out if we can work something out with you.

- Is this a Large Complex?
No, we have two 4-Plexes Surrounded by Owner Occupied Homes.

- How Much is the Rent?
The Rent we are asking for is $1,250.00 and includes the Water, Sewer and Garbage.  In addition the unit has a Full size Washer and Dryer, Dish Washer, Stove, Garbage Disposal, and Good Size Fridge.

- Do you have an Office?
No, in order to keep costs down (and our rental rates) we DO NOT have an office...  Our Units stay full & an office would sit empty for months at a time if we did.

- What are the Qualifications?
You MUST have the ability to pay the rent, Have the first month's rent, and the Deposit.  How much is the Deposit?  Please keep reading...  

- What are the Income Requirements?
 We Prefer you to make 3X the rental amount, however we are flexible.  If you can display that you have the ability to pay the rent even though you only make 2x the rent we'll work with you.  

 - What if I have No, New, or Bad Credit?
NO Problem We Work with all type of Credit!  We understand that Life Happens...

- How Much is The Deposit?
Our Deposit is 100% REFUNDABLE & Starts at $500.00* (Depending on your ENTIRE Situation; Credit, Rental History, Time on the Job, Income, Number of Occupants (Again your ENTIRE Situation) But, don't stress we'll work with you!!!)  We approve 95+% of the people who apply the people we do not approve are those not being honest with us.  If you have any Credit, or Rental History issues we WILL ask for a larger deposit which is 100% Refundable.  How Much Large?  We need to see everything in front of us to make that determination.  Can I Give you an Estimate?  No, I would hate to tell you a low number and you get upset with me if we request a larger amount, and on the other hand I would hate to tell you a high number when it would have been lower AGAIN We need to see everything in front of us to make that determination.

- Will we work with someone who has an eviction?
Yes, BUT, we will ask for a larger deposit please see above regarding Deposit and amount.

- What is The Application Fee?

- What about Parking?
We have a 12 vehicle parking lot that is for Residents "ONLY" 8 of the 12 are assigned the other 4 are not assigned and are for our residents that have more then one vehicle.  We insist that you have ALL Guests Park on the street, street parking in our neighborhood isn't a problem you can easily find parking within 25 feet or so.

- What is the Pet Policy?
Unfortunately we have had many bad experiences with pets, however we do allow Fish (Up to a 30 Gallon Tank), and Small birds.  We do Not allow Dogs, Cats, Rodents, or Reptiles.

- Do we Accept Section 8 / Tacoma Housing?
